The Albanian Riviera is the stretch of Ionian coastline south of the Llogara Pass, where the mountains drop straight into clear turquoise sea. Villages such as Palasë, Dhërmi and Himarë are known for their pebble beaches, olive groves and relaxed summers, and the area has become one of the most talked-about destinations in the Mediterranean.
Building land is limited by the steep terrain, so there are far fewer properties here than in Durrës or Vlorë, and prices are the highest on the Albanian coast. Our Riviera listings are a small, carefully chosen selection of villas and sea-view apartments.

Where to buy on the Albanian Riviera
Palasë
The first bay after the Llogara Pass, home to new high-end resort developments directly on the beach.
Dhërmi
A traditional hillside village above one of the Riviera's best-known beaches – lively in summer and peaceful for the rest of the year.
Himarë
The largest town on the Riviera, with a harbour, a historic castle quarter and several beaches nearby – the most practical choice for longer stays.
Why buyers choose the Albanian Riviera
Rare, protected scenery
Mountains, olive groves and some of the clearest water in the Mediterranean, with far less development than neighbouring coasts.
Limited supply
The terrain keeps new building scarce, which supports the value of well-located properties.
Premium summer rentals
The Riviera attracts international visitors willing to pay more for sea views and beach access, especially in July and August.
Buying on the Albanian Riviera: common questions
Why are prices higher on the Riviera?+
There is very little flat land between the mountains and the sea, so few new properties are built, while demand from international buyers and holidaymakers keeps growing.
Can I live on the Riviera all year?+
Himarë has shops, services and residents all year round. Smaller villages such as Dhërmi are very quiet outside the summer, which some owners love and others find too calm.
Can foreigners buy property in Albania?+
Yes. Foreign citizens can buy apartments, houses and commercial property in Albania in their own name; restrictions apply mainly to agricultural land. We work with local lawyers and notaries on every purchase – read our guide to secure property transactions.
