Vlorë sits on a wide bay where the Adriatic meets the Ionian Sea, around two hours south of Tirana by road. It is the gateway to the Albanian Riviera: beyond the city the coast becomes wilder and more mountainous, and the Llogara Pass leads on to Dhërmi and Himarë. The city itself has a long seafront promenade, a busy summer season and a growing number of modern residential buildings.
Most of the properties we offer in Vlorë are apartments with sea views, from studios to 2+1 layouts, which suit both holiday use and rental investment. Prices per square metre are generally below those in the Riviera villages further south, while the setting is often just as dramatic.

Where to buy in Vlorë
Vlorë city & Lungomare
The seafront promenade is the heart of the city, lined with cafés and new apartment buildings, with everything you need for year-round living within walking distance.
Radhimë
A small coastal village south of the city along the bay road, with clear water and newer holiday complexes.
Orikum
At the southern end of the bay, with a marina and calm water – the last stop before the road climbs over the Llogara Pass to the Riviera.
Why buyers choose Vlorë
Two seas, one bay
Sheltered water in the bay for swimming and boating, with open Ionian beaches a short drive away.
A real city
Albania declared its independence in Vlorë in 1912. The city has a strong identity and a year-round population, not just a summer season.
Riviera access for less
Easy access to the southern coast while paying noticeably less per square metre than in the Riviera villages.
Buying in Vlorë: common questions
Is Vlorë good for holiday rentals?+
Yes – the bay and the nearby Riviera beaches bring a strong summer season, and sea-view apartments close to the promenade are the easiest to let. We can share expected occupancy for specific buildings.
How far is Vlorë from the Albanian Riviera?+
Orikum, at the southern end of the bay, is about 20 minutes from the city, and Dhërmi on the Riviera is roughly an hour's drive over the Llogara Pass.
Can foreigners buy property in Albania?+
Yes. Foreign citizens can buy apartments, houses and commercial property in Albania in their own name; restrictions apply mainly to agricultural land. We work with local lawyers and notaries on every purchase – read our guide to secure property transactions.
